Calculator data sources

Rates and exemption rules are stored in the site repository. The default tax year is 2025 until most 2026 rates are posted. Nothing on this page is a tax bill.

Statewide property tax rates

The calculator covers all 254 Texas counties and 5,898 taxing units for tax year 2025. 312 units are marked unavailable because a reported 0 means the rate was not reported, or because a county total double-counted a component. 40 units in Harris, Fort Bend, Montgomery, Brazoria, and Galveston use the county tax office rate where that fresher rate was collected.

Outside those five counties, every rate is the Comptroller latest published year. That file is tax year 2025, posted January 2026, and it can lag rates adopted the following fall. Local optional exemptions are not in the dataset for those counties unless you type them in. State school exemptions still apply. The calculator does not guess a rate or a local exemption.

Mortgage rate in use

7.28% for a 30-year fixed, week of 2026-10-01. The 15-year fixed in the same survey is 6.6%.

Left unavailable

  • Outside Harris, Fort Bend, Montgomery, Brazoria, and Galveston, local optional exemptions are not in the dataset. State school exemptions still apply. A local homestead percent or dollar amount, or a local over-65 or disabled amount, is used only when you enter it.
  • A reported rate of 0 is unavailable, not a 0% tax. In the generated Fort Bend file, 149 special districts are unavailable for that reason. A starred Comptroller row that still published a positive rate is used.
  • Fort Bend County's Comptroller total is 0.824 because the FM/FC debt column repeats the general-fund debt. The calculator uses the county-office general-fund rate of 0.412 and marks FM/FC unavailable. Road and bridge (0.024) is optional and is not part of that 0.412 rate.
  • Local homestead exemptions were not verified for Fort Bend Drainage, Montgomery County Hospital District, Galveston Road and Flood, Brazoria Drainage District #4, Houston City College, or the two seed MUDs. None is applied, and the line says so.
  • Harris County over-65 dollar exemptions are unavailable because $320,000 (tax year 2025) and $336,000 (HCAD page) conflict.
  • Local school over-65 add-ons for Conroe ISD, Clear Creek ISD, and Pearland ISD were not encoded. Published totals did not say whether they include the state $60,000.
  • Klein ISD is in the Comptroller school file for Harris County. The Spring guide example still uses Spring ISD.
  • No sourced statewide effective tax rate, city median home value, or metro appreciation series is in this dataset.
  • 2026 adopted rates are missing for many units, including Houston ISD, City of Houston, Cypress-Fairbanks ISD, Spring ISD, Harris County Dept. of Education, Pearland, and League City. Choosing 2026 uses the 2025 rate and labels it.
